Practical seller guide

A Skagit County property file for remote heirs

Keep heirs, property access, and local records connected in one preparation file. Start with what is known about the house and who can authorize the next step.

Prepared September 5, 2026 by Washington Home Solutions LLC. General preparation information; property-specific legal, tax, and title questions belong with qualified advisers.

Create a local property contact plan

Identify who holds the keys, who lives at or checks the house, and what that person is authorized to do. Record the date of the last visit and any conditions that were not inspected. Do not ask a neighbor to make legal decisions or enter occupied areas without permission. A brief factual visit summary can help remote decision makers, but it should not be presented as a professional inspection or proof that the property has no defects.

Keep estate and sale records connected

Store a non-sensitive summary of the house, known expenses, contents decisions, and offers for the estate coordinator. Send legal and identity records only through channels agreed with the attorney or escrow. Ask which signers must be available and how remote signatures would be arranged. Compare a direct sale with local listing support using realistic travel, management, and preparation costs. Do not promise a distribution date to heirs based on a preliminary offer or an assumed closing schedule.

Use the records for the actual property

Skagit County's assessor and recorded-document resources help identify a property and locate public information. They do not establish that an heir can sell the house or replace a title review. Match the parcel number to the estate's records and have the estate attorney or title professional explain the authority and documents needed for the proposed sale.

These independent public resources are starting points for records research, not evidence of our transactions or government endorsement. Verify discrepancies with the relevant office. An assessed value is not a purchase offer.

Your preparation worksheet

For each item, record what you know, who can answer the remaining question, and the next action. Mark uncertain facts as unknown. You can use this sheet when speaking with a buyer, a listing agent, or the professional helping you with the property. Completing it does not require an offer request.

Notes stay in this page and are not sent with the offer form or saved after reloading. Avoid sensitive account details. Use your browser's print option or the button below to keep a copy.

Before choosing a sale route

Compare the written purchase price, expected deductions, inspection conditions, responsibility for contents or repairs, and possession date. A direct cash sale can trade some potential market proceeds for less preparation. An as-is listing or a prepared listing may also fit. Ask a local agent for an alternative view and ask escrow for a property-specific proceeds estimate; neither an asking price nor an online estimate guarantees a result.

Discuss your property

Tell Washington Home Solutions LLC about the address, condition, and timeline. An inquiry is not a commitment to sell.

Build a remote heir's property file: a worked comparison

Illustrative situation, not a customer case study. An heir lives elsewhere and a neighbor checks the house. The signing authority and retained belongings are unresolved.

Use the comparison for your situation

For each row, write what you know, where the information came from, and what still needs confirmation. Assign the next action to a person or organization. An unknown item stays open; it is not a zero cost, an approval, or a commitment.
